Reservation contract & deposit
The property will now be removed from the market and the reservation deposit held by a third-party.
NIE number & bank account
A fiscal identification number is required in order to carry out any financial transaction in Spain and a Spanish bank account will need to be opened.
Legal searches
A comprehensive search of the property register, municipal archives, urban planning, outstanding debts and liens. This is crucial as outstanding debts will be passed on to the new owner.
Preliminary Purchase Contract
This is to safeguard your rights to make sure there are no ambiguities. All terms and conditions will be listed including outstanding debts to be settled upon the final payment. Both parties will go through the contract to make sure everything is in order.
Signature of public deed and registration
The private contract marks the form in which the public deed of sale is to be signed, and the Notary will identify the parties and give his judgment of capacity for the signature. After that, the Property Registrar will verify the compliance with the legality and the payment of taxes, and will register the purchase in the books under his charge.
